Northern LGPS and LPPI launch property management platform

Local Government Pension Scheme (LGPS) pools Northern LGPS and Local Pensions Partnership Investments (LPPI) have launched a dedicated property management platform to oversee their joint residential portfolio.

Four Corners will oversee a portfolio consisting of 5,478 rental homes across England, Scotland, and Wales.

The launch follows the pools’ acquisition of PRS Holdco’s housing portfolio in December 2025, which previously operated under Simple Life Homes.

This marked the start of a long-term investment strategy in the UK’s rental housing market, with the joint venture planning to invest £1bn to expand the portfolio by more than 15,000 homes over the next decade.

Four Corners is set to launch in late summer, aiming to promote strong operational oversight and improve tenant experience.

The platform will operate in regional ‘clusters’, launching with an initial team of 11 staff, which is expected to grow to 80 by 2027.

The government’s recently launched ‘Fit for the Future’ regime encourages LGPS pools to invest at greater scale in local causes, including housing.

The pools said the joint venture aims to demonstrate how pension capital can help address the undersupply of rental housing while generating stable returns for members.

“It reflects our ambition to support the UK’s need for more high-quality rental housing, using long-term pension capital to invest in assets that can deliver both resilient financial performance and wider economic and social value.”
